Call me crazy but I've been working for the past 18 hours on a template for the house I'd like to build when I have the money (and the land). Yes I know, I should be studying, but hey, everyone's gotta have a break SOMETIME right??? Although I'm not very good with layouts I think so far it's been quite good.

No, I did not nick it out of some real estate site, no, I didn't use any professional architectural software for the designing, and no, I didn't ask someone to help me do it. I used Adobe Photoshop, plain and simple, and drew each item manually using the line and polygon tools.

So YES. I'm proud of it and I won't be fucked if you're not.

I even measured out the lengths of all the doors, sinks, windows, room measurements, staircase, trees and decks to make sure that they were life-sized. I got a lot of the measurements from actual products, such as doors and sinks you'd be able to buy in Ikea (not that I'd buy Ikea if I could afford to build a house!).

I'm too free already hor?

I estimate the price to be an upwards of AU$1,500,000 in today's currency, not including stamp duty, garden design and appliances (which will, of course, be from SMEG).

Any takers? :)

Oh and there's no driveway because inner city Victorian style houses in Melbourne don't usually have driveways. There's no land for it anyway.

cool. work out the square metre area of each floor and sqm x 0.1076 = squares, that real estate unit they advertise houses at.

to work out a rough price per square, do this:
garage/terrace area $10,000 per square.
habitable areas: high end $33k per square
medium end: $22000 per square
low end: $11k per square. Cost to build only, not land purchase.

90squares is the average mansion size including basement gf and ffloors.

oh and add about 15% for consultants fees (such as architect, engineer, landscape architect, quantity surveyor and building surveyor). and add about $5-10k for town planning and building permit fees. ;)

Ok according to your data and my calculations:

Habitable Area = 284.7m² (3064.808sqft)
Equivalent to 30.63372squares

Assuming a price of AU$30,000 per square,
Total cost to build habitable area= AU$919,011.60

Decks, patios and balcony = 88.44m² (951.960sqft)
Equivalent to 9.516144squares
Assuming a price of AU$10,000 per square,
Total cost to build decks, patios and balcony =AU$95,161.44

Total land area = 556.32m² (5988.79sqft)
Recent vacant land auctions in Camberwell, Hawthorn East and Balwyn priced land at an average of AU$1212.69 per m²
So if we assume the land is worth AU$1500 per m²,
Total cost of vacant land = AU$834,480 (almost as expensive as the house itself!)

Total cost of house + land = AU$1,848,653.04 (inc. stamp duty)
Add 15% consulting fees and AU$15,000 council fees = AU$2,140,951.00
That's the price in today's dollars.

This does not include appliances!
If I aim to own this property in 20 years, assuming a steady annual inflation rate of 5.00%,
Projected cost of house in 2027
= AU$5,680,580.38

Shit.

HOWEVER, if I didn't buy vacant land and opted for a run down piece of junk property worth say, $500,000, and then use a huge bulldozer to knock it into pieces to get the land then:
The total cost of house + land = AU$1,514,173.04 (inc stamp duty)
Add 15% consulting fees and AU$15,000 council fees = $1,756,299.00
Again, applying a steady annual inflation rate of 5.00%:
Projected cost of house in 2027
= AU$4,659,984.12
(a total saving of $1,020,596.25)
